Rustic Cabin
The cabin is 16'-4" x 18'-6" in size and sits mainly on wooden blocks, and has a metal roof. There is one open room for the kitchen and sitting area which is 15'-4" x 9'-5"
There is a wood heater in the middle of the room for heat. There is a sink in the kitchen area, and no running water or propane setup for fridge or stove. The cabin is wired for 110, and needs a generator.

The rear of the property has 147' road frontage, and the west side is 164' by 92' on the east side.
The property has Northern exposure.
There is NO hydro services in the area, and a portable generator is required. Cell phone service doesn't work in the area. There is a access road down to the lake for launching boats if desired.
Zoning is R6 Seasonal single family Zone.
Bouleau Lake is a clean, clear, deep lake, which is approx. 1 - 2 miles in length. Bouleau Lake offers Rainbow trout from 1/2 to l pound. The lake has an elevation of 1,401 meters, or 4559 feet. Maximum depth of 19.51 meters, or 64' feet, mean depth 7.92 meters or 26' feet. The size of Bouleau Lake is 158 acres or 64 hectares. Fisheries had two stockings in 2003 of approx. 30,000 fingerlings. There is no restrictions on the lake regarding motors.
Crown Lease
The lease was renewed on October 2, 2002 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2007 lease fee payable on October 2, 2007 was $2,970.00 was based on the assessed land value of $99,000 The 2008-09 lease fee payment on October 2, 2008 will be based on the 2008 assessed land value of $122,000 and the lease fee will be $3,660.00
The Crown is not offering any lots on Bouleau Lake for sale at this time. Prospective buyers should make inquiries with the Integrated Land Management Bureau in Kamloops to discuss the purchasing of a Crown Lease and fully understand the assignment process.
