Rustic Cabin

The cabin is approx. 24' x 24' or 576 square feet in size on the main floor and the same square footage upstairs.

On the main floor, there is an open room for the front room/eating area A kitchen with older antique cook stove, propane fridge, and 3 burner propane cook top. Wood heater in the living room. The property is very private and they have their own driveway with a chained gate at the top of the road. The parking lot is large and can hold at least 6 cars.

The property is .379 acre in size with 147.63' of lake frontage with 164' on the east side of the property by 164' on the west side by 147' at the road. The property has Northwestern exposure facing Bouleau lake.

There is NO hydro services in the area, and a portable generator is required for additional power. Cell phone service doesn't work in the area. About 1/2 km away up the hill both Telus and Rogers cell phones work well.

Zoning is R6 Seasonal single family Zone.

Bouleau Lake is a clean, clear, deep lake, which is approx. 1 - 2 miles in length. Bouleau Lake offers Rainbow trout from 1/2 to l pound. The lake has an elevation of 1,401 meters, or 4559 feet. Maximum depth of 19.51 meters, or 64' feet, mean depth 7.92 meters or 26' feet. The size of Bouleau Lake is 158 acres or 64 hectares. Fisheries had two stockings in 2003 of approx. 30,000 fingerlings. There is no restrictions on the lake regarding motors.

Crown Lease

The lease was renewed on August 31, 2003 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2010 lease fee payment was based on the 2010 assessed land value of $149,000 and the lease fee will be $4,470.00. The 2011 Lease fee payment will be based on the 2011 assessed land value of $98,300 and the reduced lease fee will be $2,949.00

Bouleau lake is located between Kelowna and Vernon off of Westside road, onto Beau road and then Bouleau Lake Forest Service road. The property is approx. 24km off the pavement, on a Forest Service road. About 12km of the road is maintained and in very good condition. There is a couple of kilometers of pot holes.
