Public opening of offers will occur at 9:00am, Tuesday, June 15, 2004, at the LWBC office in Kamloops, BC. During the public opening, offers will be opened and the bidder's name and the amount of the bid will be announced. No formal acceptance of offers will take place at the opening.
The property is offered for sale "as is". Offers must be for cash on completion of sale; no financing is offered. Offers must be unconditional; offers containing conditions precedent or "subject to" clauses will not be considered. LWBC reserves the right to not accept any or all offers.
Located at the North East arm of Seymour Arm of Shuswap Lake, BC. The parcel lies across the lake from the unincorporated settlement of Seymour Arm. Road access along the north shore of Shuswap Lake is year round, however road conditions east of Anglemont are subject to weather and maintenance. The road section between Anglemont and Seymour Arm is gravel and actively used for forestry. Driving time from the Squilax Bridge (the entry point to the north shore of Shuswap Lake) to Anglemont is approximately 30 minutes. Driving time from Anglemont to Seymour Arm and the subject property is approx. 1 hour and 15 minutes providing good road good road conditions. The property can be accessed by road that currently provides access to existing recreational properties both north and south of the site.
Site size is 6.76 ha or 16.705 acres, with 202 meters, or 664' of lakefrontage. Lot depth is 370 meters or 1,214 feet on average. Slope up to 25% at the most westerly portion of the property with roughly three quarters of the site ranging from 2% to 10%
The property is well suited for development. Tree cover, gentle slopes, drainage, and soil conditions are all favorable. The lot configuration and size lends itself to a variety of development options. The slice of the property east of the gravel access road is well suited for use as a community disposal field. The shoreline is rocky with excellent water clarity at the lake ledge. The property is orientated to the west with views looking across Seymour Arm to the backdrop of treed slopes. Some logging activity is visible in the background, however the visual impact is minor and with green-up will be negligible.

The subject property lies on the eastern side of Seymour Arm just south of the inlet to Bughouse Bay. The subject property abuts existing recreational lakefront development on its north and south boundaries. This is a water access property with legal access to Tote Road, which is not suitable for year round vehicular access. There is no municipal style services to the lot.
