Located west of Lac Le Jeune Lake, between Merritt and Kamloops.

Cabin

The cabin was built approx. 20 years ago. The cabin is 20' x 20' or 400 square feet in size.

The living room is 10' x 10' with newer lino flooring. Double glass sliding door to large 27' x 10' sun deck.

The kitchen is 9'-7" x 9'-9" with double stainless sink, propane fridge and propane cook stove. Lots of cupboards. The dining area is 10' x 9'-7" with newer lino flooring.

The free standing wood heater is sitting on a light coloured ceramric flooring, with tiles on both walls as fire retardant. The Bedroom is 9'-7" x 9'-3" with newer lino flooring.

Outside

Outside biffy is behind cabin. Floating Dock is approx. 50' long. Storage shed is located near the lake.

Property

Access to the property is via a two wheel back road. Part way down to the rear of the property the owners have a private locked chained access. The property is .90 acre in size and nicely treed with a gradual sloping grade to the lake front.

The lake frontage is 110' or 33.806 meters and 344.46' deep on the north side by 394.72' deep on the south side by 99' at the read of the property There is a fire pit area located between the cabin and the lake.

Crown Lease

The 2008 - 2009 Crown Lease fee will be $5,100 which is based on 3% of the annual assessed land value. the 2007 assessed land value is $170,000 The Crown Lease was renewed on February 2, 1998 for a 15 year term, and is up for renewal on February 2, 2013.

2008 Gross property taxes are $1,233.07

Should any new owners want to renew the lease prematurely for another 15 year term, this should be discussed with Front Counter BC Block F was offered for sale in ??? to the previous leaseholder.

Dominic Lake & Area

Dominic Lake is located west of the Lac Le Jeune exit. Quick and easy access from the Coquihalla Hwy., you travel towards Logan Lake for approx. 8 km and take the Paska Lake road towards Paska and Faces Lakes.

You travel up this year round maintained paved road for approx. 8-9 km until you reach Paska Lake. From this junction you travel another 8-9km to Dominic Lake. The Dominic lake road is a very good gravel road, however it is not maintained on a year round basis, unless there is active logging in the area. The lodge owner at the Dominic Lake fishing camp has kept the road open during the winter months for the past years. This could however change without notice. Dominic Lake doesn't have hydro or phone services, however cellular phone service seems to work well in the area. The area is popular with snowmobilers in the winter time.

Dominic lake is a very quiet fishing lake. There is no Forestry site on the lake, which allows for a quiet peaceful retreat.

There is several alternate routes to Dominic Lake from the Trans Canada Hwy. via Cherry Creek. Driving time is approx. 30 - 40 minutes via the Duffy Lake road or the Greenstone Mtn. road past the Dairy Lake chain.

Fishing and Hunting

Moose and deer are plentiful in the surrounding region, (especially deer). Dominic Lake is in the heart of many dozens of fishing lakes, including many 4x4 and walk-in lakes, that provide an excellent fishing experience. Rainbow trout is the only species in Dominic Lake, and WILD RAINBOWS can be found in many of the surrounding area lakes. Some of the more popular lakes are; Paska, Face, Big Wyse, Little Wyse, Durrand, Duffly, Dairy Lakes, Lac Le Jeune, Fred, Rosemore, Little Frogmore, Big Frogmore, Jacko, McConnell, Stake, Lodgepole, Surrey, Sussex, Bob, Harold, Mildred, Ridge Lakes, Gump, Mamitt, Logan lake, Tunkwa and Leighton Lakes.
