Instructions to Offerors
Vacant Deeded Waterfront lot on Dominic Lake.
All offers must be submitted on LWBC Offer to Purchase forms, which are available from the Listing Broker. Each offer must be accompanied by a $10,000 deposit in the form of a certified cheque or money order payable to "Land and Water British Columbia Inc. " (Deposits will be returned to unsuccessful offerors).
The public completion will open on Friday, July 2, 2004 and run for three weeks. All offers and deposits must be sealed in an envelope and presented to the Realtor (R. G. Bob Dirks) by 4:30pm, Thursday July 22, 2004. All offers must be submitted through the Realtor R. G. (Bob) Dirks, who is responsible for the security and confidentiality of this process; offers delivered directly to LWBC will not be accepted.
Late offers will not be considered. ALL offers must be NON SUBJECT offers.
Public opening of offers will occur at 9:00am Tuesday, July 27, 2004, at the LWBC office located at #145 - 3rd Ave., 3rd floor, Kamloops, BC During the public opening, offers will be opened and the bidder's name and amount of the bid will be announced. No formal acceptance of offers will take place at the opening.
The property located on Block J, District Lot 5834 is .59 acre in size.
Lake frontage on Dominic Lake is 101.27' . The west side is 233' in length. The east side is 219' in length. The back of the property is 98.96'
I inspected the property on July 2. The property is accessible via a rough gravel road at the rear of the properties. You have a private access road that branches off the main road by a small gravel pit. There has been no development done to the subject property over the years. There is parking at the rear of the property where the property lines are found and a foot path winds through the property to the lake front.
The far corner of the property are all clearly marked. The property is heavily treed with a good stand of mostly Spruce and Pine. There may be some commercial value attached to harvesting some of the timber, which would also allow additional sunlight onto the property.
The lake shore has a lot of brush that would require some cleared to take advantage of the beautiful view of the lake.
Leading from the lake edge back is a slight grade which steadily increases as you reach the center of the property. There is several excellent building sites on the property.
Property taxes are unavailable as it is Crown Land. Zoning is AF-1 Agricultural
Dominic Lake Stats
Dominic is a very quiet fishing lake. there is no forestry site on the lake, and no public access to the lake excess through the small fishing camp located at the south end. Thus the beautiful privacy adds to the enjoyment of the lake. Dominic Lake doesn't have hydro or phone service. However cellular service is good in the area. This is an excellent snowmobiling region, along with excellent hunting and fishing area.
Dominic Lake is located west of the Lac Le Jeune exit. Traveling towards Logan Lake for approx. 4 - 5 km you will exit on the Mile High-Paska Lake road. Travel up this year round paved road for approx. 8km and you reach Paska Lake. turn to your left on the Dominic Lake road and travel another 8 - 9 km to Dominic Lake.
The Dominic Lake road is a good gravel road but it, is not maintained on a year round basis.
Fishing & Hunting
Moose and Deer are plentiful in the area. (Especially Deer) Dominic Lake is surrounding by many excellent fishing lakes. Including many 4 x 4 and walk-in lakes that provide excellent fishing, including Face Lake, Big Wyse, Little Wyse, Durrand, Norman, Dairy Lake Chain, Duffy, Beaton, Chunwels, Lac Le Jeune, Fred Lake, Rosemore, Little Forgmore, Big Frogmore, Jacko, McConnell, Stake, McConnell, Lodgepole, Surrey, Sussex, Bob, Harold, Mildred, Ridge Lakes, Logan Lake, Gump, Tunkwa and Leighton Lakes.
Driving time from:
  • Lac Le Jeune exit is approx. 20 to 30 minutes.
  • Kamloops is approx. 45 minute drive from Dominic Lake.
  • Logan Lake is approx. 20 minutes drive.
  • The Fraser Valley is approx. 3 1/2 hours on the Coquihalla Hwy.
  • Kelowna would be approx. 2 hour drive.
There is several other alternate routes via the Trans Canada Hwy., from Cheery Creek. Driving time is approx. 30 to 40 minutes via the Duffy Creek road, and the Greenstone Mountain road.
