Property taxes for 2013 were $241.00
Prospective buyers should make their own inquiries at The Ministry of Forests and Lands in Kamloops at 1-877-855-3222 in regards to the subject property, and the Crown Lease assignment process.
Lake Stats
Glen Lake is a small 11 hectare lake, or 26.70 acres with brook trout and rainbow trout in the lake. According to the fishery stats rainbow trout are stocked in the lake each year. Glen Lake has an elevation of 1,160 meters or 3,806' level. Glen Lake has a maximum depth of 45 feet, and a perimeter of 6,000'
Property
The property is facing south westerly with excellent sunny exposure all day long. The lot is .7220 acre in size, just under 3/4 acre. The lot is very private and secluded and sits up on a knoll looking down over the lake with an awesome view.
There is only two other cabins on Glen Lake, and no other cabin is within sight, making for a perfect private retreat. The property is completely surrounded with pine and fir forests with its own private gated driveway from the main Glen lake road to the cabin.
From the top entrance of the property there is a slight grade down to the cabin, which has a large open landing for parking vehicles and RV's, and two driveways for wrap around driving.
The property is mostly all flat useable land with a slight incline up the back from the entrance point to the outhouse. From the landing by the cabin there is a lovely view of Glen lake, with a slight grade leading down to the lake. From the property pin to the lake edge is approx. 50'
The property is 131.23' wide on the north end, by 253.45' on the west side, by 229.65' on the east side facing the lake by 131.23' on the south end of the property.
There is no hydro or phone located at Glen lake.
From the Headwaters lake road to Glen lake is approx. 3 km, and this road may not be maintained and plowed during the winter months, unless there is active logging in the area.
The main haul road up from Peachland past Headwaters lakes is open and you turn off at Km 15 and down to Glen lake to Km 18
The Glen lake road is a little narrower but an excellent road to travel.
Possession of the property can be anytime!
There is a second alternate route. If you are coming from Merritt towards Kelowna for approx. 60km you will come to the SUNSET MAIN exit for the Hatheume lake resort on the Pennask summit. This road can some times be a rough road depending whether there has been logging in the area. Take this exit and follow the Hatheume lake signs for approx. 7km and you will come to the under pass for the Connector Freeway.
Do not go under the Freeway, but rather make a sharp right turn and follow the gravel forest service road for approx. 8 km where you will come to a junction in the road. Continue on straight here back towards Peachland and follow the kilometer signs counting down to Km 15 where you will turn on to the Glen Lake Forest service road.
I am not sure if this alternate route is maintained through the winter months, but it appeared to be open in the winter of 2013 for logging in the area. This route will cut approx. 1 1/2 hours driving time off your trip should you continue down the Connector back towards Westbank and over to Peachland and back up to the Glen lake turn at Km 15.
Note: You will need to contact me for exact directions to property.
