Property
The size of the property is 113' of lakefrontage x 331'. The cabin is located on a large .86 acre, which extends out into the lake on a small peninsula. Located in a quiet bay at one end of the lake with southeast exposure. There are only 4 cabins at the one end of the lake. The nearest cabin is approximately 150 to 200 yards away and well treed from one another for maximum privacy.
Building/Amenities
The cabin is approximately 30 to 40 years old plus, and is 312 square feet in size. Little value is attached to the cabin. I found the inside of the cabin is very clean, comfortable and in good condition. The bedroom measures 12' x 9'-9" and has two sets of bunks beds on either side, or 4 bunk beds. The living room measures 15'-5" x 12' and has a wood stove.
The cabin has been in the family for a long time. Parents have passed on and the daughter is finding it to difficult to return and enjoy the property. The owner wishes to remove some personal items that were her parent's favourites, ie, Lazy Boy chairs, wicker chair, lanterns, some dishes, and some bedding.
Included in the sale are the table and chairs, and a 10' aluminums boat with a 2.5 motor that is stored at her home.
Location/Access
Location is approximately 2 1/2 hours from the Fraser Valley. Driving time is approximately 60 Km from Merritt along the Peachland Connector, and 25 Km on a Forest Service road to Hatheume Lake.
Access is via a narrow little dirt road which winds behind and across one of the other cabins property on the lake. An agreement to use this road and cross his property will have to be discussed with the current owner.
One can walk the road in approximately 5 to 7 minutes. There is a couple of soft wet spots that may need some repairs if driving in is a must. The other route is just off the main forest service road through a short unmarked trail to the cabin. Walking time I found to be approximately 3 minutes, and a very easy walk.
Lease
Property taxes for year 2000 are $962.00 The Crown Lease was renewed for 15 years on November 25, 1990 and will be renewed prior to November 25, 2005. This can be confirmed by calling Crown Lands in Kamloops at 1-800-663-7867. Refer to lease #334286 and file #0289128. The lease fee for year 2001 is based at 3% of the annual assessed land value which for year 2000 was $107,000 or $3,210.00 for 2001.
If a new owner or even the present owner wishes to renew the present lease for another 15 years, this can be done at any time, for a small processing fee. I checked with Crown Lands on May 3, 2001 in Kamloops regarding the rights to apply to purchase the land. The land was offered for sale in 1989 and never picked up by the owners. An application to purchase the land "Deeded" can be applied for through the Crown if desired.
