Summer 2005 has seen many upgrades to the cabin and property.

Quality finishing inside and out, with updated flooring, Murphy bed, double glazed windows, wood front door, wiring, siding, and sun deck. The cabin was built in approx. 1973 and has a duroid roof.

Property

The property has a security locking chain at the entrance to the property. The waterfront lot is .31 acre in size and is very private and nicely treed. The property is located in a private bay with one other cabin, with approx. 300' of lake front between the two cabins. A seperate of unsurveyed Crown land seperates the two lots.

The property faces south with excellent sunny exposure. The lot is 198.35' on the west side by 198.39' on the east side by 68' at the back by approx. 68' of waterfrontage.

Outside Grounds

The property can be easily accessed by car on the Forest Service road, and is located approx. 100 to 150 yards off the main road. You can access the cabin with a car, however truck is preferred.

Hatheume Lake

Hatheume Lake has an excellent reputation for its large Rainbow Trout, with large 5 to 10 pound rainbows being reported caught.

Crown Lease

The Crown lease was renewed in August 2002 for an additional 15 year term. The annual Crown lease fee is based on 3% of the annual assessed land value. The 2005/2006 lease fee will be based on the 2005 assessed land value of $82,000 which will be at 3% or $2,460.00 ( to be confirmed )

2005 property taxes were approx. $712.86

The land was offered for sale in 1989 from Land & Water BC. Any new owner would have to make an application to purchase the land from Crown Lands. Things to do

There are many other lakes in the area to fish, hike and canoe including the famous Penask lake. Some of the lakes in the area are Pinacle, Petersen, Windy, Pattinson, Steer, Marsh, Neveu, Walker, Reservoir, Skunk,and Sunset.

There is many hundreds of miles of back roads and trails to enjoy and explore 4 x 4, hiking, mountain biking or ATV's. X-Country skiing and snow mobiling are also very popular in the winter months.

Hatheume Lake is located 25 km off the main Hwy. 97C "Connector" between Merritt and Westbank. You exit via the Sunset Main road and travel the road towards the Hatheume Lake Resort.
