Older 16' x 16' cabin with metal roof. The cabin is NOT livable at this stage and required some work to fit it up, if you wanted to keep it. There is a nice large flat level area behind the cabin, and perhaps the cabin should be moved back 30' and used for storage or a workshop, and a newer cabin built out front with the lake view. The cabin is AS IS WHERE IS.

At the present time a portion of the driveway is shared with the neighbour.

Property

The property is .2908 acre is size. The lakefrontage is 96.78' by 91.86' at the rear, by 133.98' on the west side by 134.93' The property has an easy access from either end of the lake, with locked chained shared gate for privacy. The property is generally flat up top, with a slight grade leading to the lake edge.

The cabin faces northeasterly with sunny exposure during most of the summer days.

Crown Lease

The property is presently located on Crown Lease land. Buyers should do their own due diligence with The Integrated Land Management Bureau, formerly ( Land and Water Inc. ) in Kamloops, and further discuss the assignment process and any fees associated with this process. Should you have any interest in applying to purchase the land from the Crown, you will need to discuss this process with Land & Water officials in Kamloops. I understand that there is ongoing discussions between Crown Lands and the Okanagan Irrigation District regarding this issue.

The Crown Lease was renewed on June 30, 2002 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2007 Crown Lease fee is $3,240.00 which is based on the assessed land value of $108,000 as of July 1, 2006. Gross Property Taxes for 2007 were $619.72

Headwater Lakes has an elevation of 1,300 meters or 4,265' level. The lake has been stocked every May with 5000 Blackwater Yearling trout since 1999. The surface area of Headwater lake #2 is 22.79 Ha. or 56.31 surface acres and the perimeter is 3,380 meters or 11,089' around the lake.

Headwater Lakes is located just north of Peachland via the old Princeton Hwy. At approx. Km 20 you will come to the Headwater Lake fishing resort on Lake #1 You can enter here along the back whihc comes to the locked chained gate or you can continue on along the main road until you come to Km 23 where you can enter along another back road to a chained gate. The cabin is located about the middle of the lake.

• Vernon to Headwaters Lake is approx. 1 1/2 hours.
• Merritt to Headwaters lake is approx. 1 hour via the Hatheume Lake exit.
• Penticton to Headwaters Lake is approx. 1 1/2 hours.
• Kamloops to Headwaters Lake is aprox. 2 hours via the Hatheume Lake exit.
