Crown Lease
Older rustic 743 square foot cabin is estimated to be have been built in the 1970’s. It has propane lights, propane stove and fridge. Comes complete with all furniture and appliances, pots, pans and cutlery.
There are two large bedrooms in the cabin.
The living room faces the lake and is 15' x 11' which offers a lovely view of the lake. Access to the large sun deck is off the kitchen. Wood burning stove is located at one end of the room which also has a propane heater.
The eating area 7’ x 5’ seats 4 people.
The kitchen is 14’ x 5’ and has a propane stove and sink. The propane fridge is located in the mud room just off the kitchen.
Mud room is 8’ x 8’ where the breaker panel is located.
Bedroom #1 is 10’ x 9’. Bedroom #2 is 11’ x 11’-8”. Bathroom is 5’ x 4’ and has a sink and tub.
There is a water tank mounted at the rear of the cabin which is filled with water from the lake and gravity feed to the kitchen only. 20’ x 8’ Sun deck. (Needs repairs) BBQ on the sun deck.
Metal roof looks in good shape but has been hit by falling branches around a few edges of the roof over the years. The cabin has 110 wiring and comes with generator.
There is 2 - 80# propane bottles. One large propane bottle located behind the cabin. Needs the valves replaced due to its age.
Detached shop/storage shed is 16’ x 12’ Out house to the rear. There is a floating barge that comes with the property.
The property is .347 acre in size and has 118.10' of lake frontage with 114.82' at the rear of the property with 131.23' on the south side and 129.37' on the north side of the property. From the cabin the property has a slight grade leading down to the lake edge to the floating barge. Easy access off the main forest service road through a shared community gate.
The property is located a few hundred yards off the main road. Parking out the rear of the cabin for vehicles, and room for the RV’s The property is nicely treed from the cabin to the lake, and only one cabin is visible on the north side of the property. There is lots of privacy on the south side of the property with the large Crown land buffer that is very unique with lake front properties.
Crown Lease
The Crown lease was renewed for a new 15 year term on July 14, 2002 and is up for renewal on July 14, 2017. The 2016 Crown lease fee is $4,410.00 which is based on 3% of the annual assessed land value.

Headwaters lake #2 stats
Headwaters lake #2 has an elevation of 1,300 meters or 4,100' level. The surface area of Headwaters lake #2 is 19 ha, or 47 surface acres. Headwaters lake has a perimeter of 3.4 kilometers or 2.11 miles. Buyers need to confirm these stats if it is important to them.
Headwaters lakes are located just north of Peachland via the old Princeton Hwy. At approx. km20 you will come to the turn into Lake #1, which is a small fishing resort. Turn left towards the resort, and then sharp right and head down a narrow back road for several hundreds yards until you come to Headwaters lake #2. Keep to your left for approx. 100 yards and turn right where you will come to a gate. The cabin for sale is the first cabin you come to. The subject property has a driveway that passes through a large piece of Crown land, or you can continue on until you get to the next driveway where the cabin is located.
There is a second alternate route. If you are coming from Merritt towards Kelowna for approx. 60km you will come to the SUNSET MAIN exit for the Hatheume lake resort exit on the Pennask summit. Take this exit and follow the Hatheume lake signs for approx. 7km and you will come to the under pass for the Connector Freeway.
You will make a sharp right turn here and follow the gravel forest service road for approx. 8 km where you will come to a junction in the road. Continue straight on at this junction and follow Headwaters lake #2 around to the exit for the Headwaters lake resort, and then follow the same direction to reach the cabin as above.
I am not sure if this alternate route is maintained through the winter months, but it appeared to be open in the winter of 2016 for logging in the area. This route will cut approx. 1 hour to 1 1/2 hours driving time off your trip should you go back into Westbank and over to Peachland and back up to Headwaters lakes.

  • Merritt to Headwaters lake #2 is approx. 1 hour via the Hatheume lake exit off the Connector at the Pennask Summit.
  • Penticton to Headwaters Lake is approx. 1 1/2 hours.
  • Summerland to Headwaters lake is approx. 1 hour.
  • Kamloops to Headwaters lakes is approx. 2 hours via the Hatheume lake exit on the Pennask Summit.
  • Salmon Arm area is approx. 2 hours.
  • Abbotsford area is approx. 2 hours via the Hatheume lake exit.
