Beautiful Post & Beam Panabode style rancher built in 1972. There is two panabodes beside each other. They are not joined at the wall.

This property is shared with one other couple from Vancouver, who owns the other panabode.

1 - 100# propane bottle comes with the main cabin. 1 - 20# propane bottle comes with the smaller cabin.

Two water tanks are located on the roof of the cabin which holds lake water that is pumped up from the lake and gravity fed to the cabin, shower and kitchen.

New water pump is located at the lake side.

Large basement/cellar under cabin for storage etc. Steps leads from kitchen to basement, where there is also a shower located.

One Half of the property size is 52.49' of lakefrontage by 134.06' on the each side of the property.

The property has an easy access from either end of the lake, with locked chained shared gate for privacy. The property is generally flat up top, with a slight grade leading to the lake edge. There is an extra wide area for additional parking.

The cabin faces East with sunny exposure during most of the summer days.

Crown Lease

The property is presently located on Crown Lease land. Buyers should do their own due diligence with The Integrated Land Management Bureau, formerly ( Land and Water Inc. ) in Kamloops, and further discuss the assignment process and any fees associated with this process. Should you have any interest in applying to purchase the land from the Crown, you will need to discuss this process with Land & Water officials in Kamloops. I understand that there is ongoing discussions between Crown Lands and the Okanagan Irrigation District regarding this issue.

The Crown Lease was renewed on June 30, 2002 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value.

The 2005/06 Crown Lease fee is $2,574.00 (to be confirmed) which is based on the assessed land value of $85,800 for 2006, ( to be confirmed ). Gross Property Taxes for 2006 were $911.46
