Crown Lease
Older rustic 580 square foot cabin is estimated to be 30 plus years old. It has propane lights, propane stove and fridge and back up generator.
It is a one bedroom cabin with additional bunk beds located at the rear entrance of the cabin, when additional children are staying over.
The living room is 12'-6" x 11'-7" and has lovely views of the lake. Wood burning stove is located at one end of the room.
The dining room is 12'-6" x 7'-10" and has the same views of the lake.
The kitchen is 8'-3" x 7'-10" and has a propane stove and fridge.
Bedroom is 7'-9" x 11'-6" and has one double bed. Open bunk bedroom is 10'-7" x 10' and is near the back door entry.
Water is pumped from the lake to a holding tank and gravity fed to the cabin.
Just outside the back door is a shower stall and the out house is located just to the rear of the cabin. There is lots of room out front on the sun decks to enjoy the views and peace and quiet.
Metal roof.
There is a detached 20' x 12' shop/storage shed with a duroid roof. The owners dock at the lakeside edge may be on the neighbors property.
The property is .205 acre of land and has 98.42' of lake frontage with 98.42' at the rear of the property with 131.23' on the south side and 131.23' on the north side of the property. From the cabin the property rolls off down to the lake edge to the dock. The property rolls off behind the cabin and storage shed as well into a large pond. There is a shared access to these two lots and a locked gate is located near the access road which branches off to the other side of the lake and more cabins.
The property has a narrow access road to reach the cabin which crosses the neighbors property. There is limited parking out front of the cabin for only a couple of vehicles, and really no additional room for RV's.
Crown Lease
The Crown lease was renewed for a new 15 year term on November 25, 2002. The 2011 Crown lease fee is $1,851.00 which is based on 3% of the annual assessed land value. The land value was lowered to $61,700 due to access to the property. Buyers should do their own due diligence regarding any questions they may have by calling the Ministry of Forests, Lands and Natural Resource Operations, (formerly Land and Water BC) in Kamloops, or Front Counter BC and discuss the assignment process and any fees associated with this process. Headwaters lake #2 Stats
Headwaters lake #2 has an elevation of 1,300 meters or 4,100' level. The surface area of Headwaters lake #2 is 19 ha, or 47 surface acres. Headwaters lake has a perimeter of 3.4 kilometers or 2.11 miles. Buyers need to confirm these stats if it is a concern to them.
Headwaters lakes are located just north of Peachland via the old Princeton Hwy. At approx. km20 you will come to the turn into Lake #1, which is a small fishing resort. Keep to your right on the main road and you will soon start to circle lake #2. Look for an orange gate on your left and this is where you will enter and look for my for sale sign on your left and a street sign that says HEMLOCK. The subject property is only a short walk beyond my for sale sign.
There is a second alternate route if you are coming from Merritt. Coming from Merritt towards Kelowna for approx. 60km you will come to the Hatheume lake resort exit on the Pennask summit. Take this exit and follow the Hatheume lake signs for approx. 7km and you will come to the under pass for the Connector Freeway. You will make a sharp right turn and and follow the gravel forest service road for approx. 8 km where you will come to a junction in the road. Sharp right hand turn and you will see lake #2 on your left.
I am not sure if this alternate route is maintained through the winter months, but it appeared to be open in the winter of 2011. This route will cut approx. 1 1/2 hours drive time off your trip should you go back into Westbank and over to Peachland and back up to Headwaters lakes property.
Driving Time from
  • Floating bridge in Kelowna to Headwaters lakes is approx. 45 minutes.
  • Vernon to Headwaters lakes is approx. 1 1/2 hours.
  • Merritt to Headwaters lake #2 is approx. 1 hour via the Hatheume lake exit off the Connector at the Pennask Summit.
  • Penticton to Headwaters Lake is approx. 1 1/2 hours.
  • Summerland to Headwaters lake is approx. 1 hour.
  • Kamloops to Headwaters lakes is approx. 2 hours via the Hatheume lake exit on the Pennask Summit.
  • Salmon Arm area is approx. 2 hours.
  • Abbotsford area is approx. 2 hours via the Hatheume lake exit.
