Older rustic 370 square foot 15'-10" x 23'-6" cabin is estimated to
be approx. 40 years old. There is an attached mud room from the
sun deck which is 6'-6" x 15'-10" and adds another 100 square feet,
making the cabin 470 square feet in size.
There is 5 propane lights in the cabin for night time lighting.
One bedroom in the cabin is 8' x 6'
The living room is 15'-3" x 15'-3" with a lovely view of
the lake. The free standing metal stove has no CSA sticker
on it, and may proof difficult to insure the cabin.
The kitchen is 9' x 8'-6" with 3 year old Dometic propane fridge
and an older propane stove. Oven doesn't work.

It is located off the side of the cabin and has never been used.
The property is .292 acre of land and has 98.42' of lake frontage with
98.42' at the rear of the property with 131.32' on the south side and
133.05' on the north side of the property. From the cabin the property
has a gentle grade leading down to the lake edge and dock side.
There is a private BBQ and picnic area out front between the cabin and
the lake. Easy access off the main forest service road through a shared
community gate. The property is located a few hundred yards off the
main road. There is lots of parking at the rear of the cabin for vehicles, and RV's
On the south side of the subject property is a large piece of Crown Land
separating the neighbors property offering more privacy.
The Crown lease was renewed for a new 15 year term on
September 16, 2002. The 2012 Crown lease fee was $3,900.00 which is
based on 3% of the annual assessed land value. The land value for
2012 was $130,000 The 2013 land assessment has been reduced to $126,000
and therefore the annual lease fee for 2013 will be reduced accordingly.

BC and discuss the assignment process and any fees associated with this

From talking to the Ministry, I understand that if a recreational lease
tenure has completed more than half of the issued term of the current
tenure the Land Officer will look at issuing a premature renewal for a new 30 year lease.
This lease tenure is now more than half way through the 15 year term and may quality for a new 30 year lease.

4,100' level. The surface area of Headwaters lake #2 is 19 ha,
or 47 surface acres. Headwaters lake has a perimeter of 3.4
kilometers or 2.11 miles. Buyers need to confirm these stats
if it is a concern to them.
