Crown Lease
Older rustic 370 square foot 15'-10" x 23'-6" cabin is estimated to be approx. 40 years old. There is an attached mud room from the sun deck which is 6'-6" x 15'-10" and adds another 100 square feet, making the cabin 470 square feet in size.
There is 5 propane lights in the cabin for night time lighting.
One bedroom in the cabin is 8' x 6'
The living room is 15'-3" x 15'-3" with a lovely view of the lake. The free standing metal stove has no CSA sticker on it, and may proof difficult to insure the cabin.
The kitchen is 9' x 8'-6" with 3 year old Dometic propane fridge and an older propane stove. Oven doesn't work.

Water is pumped from the lake to a large 500 gallon water storage tank and gravity feed to the cabin. Water pump included.

The property is .292 acre of land and has 98.42' of lake frontage with 98.42' at the rear of the property with 131.32' on the south side and 133.05' on the north side of the property. From the cabin the property has a gentle grade leading down to the lake edge and dock side. There is a private BBQ and picnic area out front between the cabin and the lake. Easy access off the main forest service road through a shared community gate. The property is located a few hundred yards off the main road. There is lots of parking at the rear of the cabin for vehicles, and RV's
On the south side of the subject property is a large piece of Crown Land separating the neighbors property offering more privacy.
Crown Lease
The Crown lease was renewed for a new 15 year term on September 16, 2002. The 2012 Crown lease fee was $3,900.00 which is based on 3% of the annual assessed land value. The land value for 2012 was $130,000 The 2013 land assessment has been reduced to $126,000 and therefore the annual lease fee for 2013 will be reduced accordingly.
Buyers need to do their own due diligence regarding any questions they may have by calling the Ministry of Forests, Lands and Natural Resource Operations, (formerly Land and Water BC) in Kamloops, or Front Counter BC and discuss the assignment process and any fees associated with this process. From talking to the Ministry, I understand that if a recreational lease tenure has completed more than half of the issued term of the current tenure the Land Officer will look at issuing a premature renewal for a new 30 year lease. This lease tenure is now more than half way through the 15 year term and may quality for a new 30 year lease.

Headwaters lake #2 has an elevation of 1,300 meters or 4,100' level. The surface area of Headwaters lake #2 is 19 ha, or 47 surface acres. Headwaters lake has a perimeter of 3.4 kilometers or 2.11 miles. Buyers need to confirm these stats if it is a concern to them.
Headwaters lakes are located just north of Peachland via the old Princeton Hwy. At approx. km21 you will come to the turn into Lake #1, which is a small fishing resort. Turn left here and then a quick right will take you down a narrow road which leads to the spillway of Lake #3. Keep left for 100 yards approx. and on your right you will see a located gate. The cabin is about the 6th cabin in on this road, and my for sale sign is located at the read of the entrance to the property.
There is a second alternate route around the other end of the lake. Also for summer use only! If you are coming from Merritt towards Kelowna you can exit off at the Hatheume lake resort exit at the Pennask summit. Follow the Hatheume lake signs for approx. 7km and you will come to the under pass for the Connector Freeway.
You will make a sharp right turn here and follow the forest service ad for approx.8 km where you will come to a junction in the road. Continue on straight here and drive around lake #2 and turn right when you see the Headwaters lake resort signage on lake #1, and then a quick right turn down the road to the gate and cabin.
I am not sure if this alternate route is maintained through the winter months, so access may be very limited unless active logging is taking place in the area. This route will cut approx. 1 1/2 hours driving time off your trip should you go back into Westbank and over to Peachland and back up to Headwaters lakes.

  • Floating bridge in Kelowna to Headwaters lakes is approx. 45 minutes.
  • Vernon to Headwaters lakes is approx. 1 1/2 hours.
  • Merritt to Headwaters lake #2 is approx. 1 hour via the Hatheume lake exit off the Connector at the Pennask Summit.
  • Penticton to Headwaters lakes is approx. 1 1/2 hours.
  • Summerland to Headwaters lake is approx. 1 hour.
  • Kamloops to Headwaters lakes is approx. 2 hours via the Hatheume lake exit on the Pennask Summit.
  • Abbotsford area is approx. 2 1/2 hours via the Hatheume lake exit.
