Crown Lease
Cabin
Older 32' x 15' cabin with duroid roof. The cabin requires some TLC to fix it up. The cabin is being sold AS IS WHERE IS. There is a large 28' x 13' sun deck out front of the cabin facing Headwaters Lake #3.
The living room is 9'-6" x 14'-4" and serves as a bedroom as well.
The kitchen is 15'-2" x 14'-4" in size with a servel propane fridge and propane stove. Double stainless sink and a freestanding wood stove in the corner.
Off the kitchen is a storage are 5'-6" x 5' with a back door to the cabin.
Off the kitchen is a 5'-3" x 5'-2" back sink and portia pottie.
The cabin appears to have 110 wiring and was serviced with a generator as one point, and was probably housed in the back storage area.
The cabin appears to be sitting on concrete foundation, but I was unable to confirm this because of the 3' - 4' of snow on the ground.
There is a water tank on the roof of the cabin which was used for water pressure to the cabin. Most likely it was pumped up from the lake.
Property
The property is .436 acre is size, and the shape is irregular. The lakefrontage is 172' The property has easy access from the main road with lots of parking at the rear of the property , by the main road . The property has a moderate to steep grade leading down to the lake in several places, and appears to have several bench areas on the property providing fairly each access to the lower portion of the lakeside. It was very difficult to tell with 3 feet of snow on the property. Up top there is lots of parking and easy access to the cabin.
The cabin faces southeasterly with sunny exposure during most of the summer days.
Crown Lease
The property is presently located on Crown Lease land. Buyers should do their own due diligence with The Integrated Land Management Bureau, formerly ( Land and Water Inc. ) in Kamloops, and further discuss the assignment process and any fees associated with this process. Should you have any interest in applying to purchase the land from the Crown, you will need to discuss this process with Land & Water officials in Kamloops. I understand that there is ongoing discussions between Crown Lands and the Okanagan Irrigation District regarding this issue, and the Headwaters Lake chain is presently on hold.
The Crown Lease was renewed on April 26, 2000 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2008 Crown Lease fee is $3,360.00 which is based on the assessed land value of $112,000 as of July 1, 2008. The 2009 lease fee should be calculated based upon the above value. Buyers need to confirm this with the Integrated Land Management Bureau.
