Property
The property is .343 acre of land and has 167.32' of lake frontage with 131' deep. See site plan for configuration of property. From the cabin the down to the lake edge there is a large seating area and fire pit. Easy access off the main forest service road through a shared community gate. The property is located approx. a hundred yards off the main road which crosses through several property owners lots. There is lots of parking at various locations along the lake edge and beside the cabin.
Crown Lease
The Crown lease was renewed for a new 15 year term on April 26, 2002 The tenure number is # 338741 The 2012 Crown lease fee is $4,200.00 which is based on 3% of the annual assessed land value. The land value for 2012 was $140,000
Buyers need to do their own due diligence regarding any questions they may have by calling the Ministry of Forests, Lands and Natural Resource Operations, (formerly Land and Water BC) in Kamloops, or Front Counter BC and discuss the assignment process and any fees associated with this process. From talking to the Ministry of Forests, I understand that if a recreational lease in the Okanagan, which is located on an irrigation lake and the current lease tenure has completed more than half of the issued term of the current tenure, the Land Officer may look at issuing a premature renewal for a new 30 year lease. The subject lease tenure is now more than half way through the 15 year term and should quality for a new 30 year lease.

Headwaters Lake #3 Stats
Headwaters lake #3 has an elevation of 1,300 meters or 4,265' level. The surface area of Headwaters lake #3 is 18.814 ha, or 46.49 surface acres. Headwaters lake #3 has a perimeter of 3.619 kilometers or 1.711 miles. Buyers need to confirm these stats if it is a concern to them.
Headwaters lakes are located just north of Peachland via the old Princeton Hwy. At approx. km20 you will come to the entrance into Lake #1, which has a small fishing resort. Keep to your right on the main road and you will soon start to circle lake #2.
As you past lake #2 you will start down a long hill. On your left you will notice my for sale sign. Continue on down the hill for approx. 1/2 km and you will see an orange gate on your left. This is where the main entrance to the property is located. If the gate is locked you may have to park and walk along the lake to the cabin.
There is also a second alternate route if you are coming from Merritt towards Kelowna. Coming from Merritt for approx. 30 minutes you can take the Sunset Main exit for the Hatheume lake resort located on the Pennask summit. Take this exit and follow the Hatheume lake signs for approx. 6 - 7 km and you will come to the under pass for the Connector Freeway. You DON'T GO UNDER THE FREEWAY but make a sharp right turn and follow the gravel forest service road for approx.8 km where you will come to a junction in the road. Turn right here and you will see lake #2 on your left.
I am not sure if this alternate route is maintained through the winter months, but it appeared to be open in the winter of 2011 for logging in the area. This route will cut approx. 1 hour driving time off your trip coming over the mountain from this direction.

  • Floating bridge in Kelowna to Headwaters lakes is approx. 45 minutes.
  • Vernon to Headwaters lakes is approx. 1 1/2 hours.
  • Merritt to Headwaters lake #2 is approx. 1 hour via the Hatheume lake exit off the Connector at the Pennask Summit.
  • Penticton to Headwaters lakes is approx. 1 1/2 hours.
  • Summerland to Headwaters lake is approx. 1 hour.
  • Kamloops to Headwaters lakes is approx. 2 hours via the Hatheume lake exit on the Pennask Summit.
  • Abbotsford area is approx. 2 1/2 hours via the Hatheume lake exit.
