Leighton Lake lot with cabin
Sold for $45,000
Crown Lease
The property is very private and isolated towards the south end of the Leighton Lake, near the Tunkwa Lake Falls.
The only property at this end of the lake. Nicely treed with fantastic views of open Alpine Meadows surrounding Tunkwa-Leighton Lakes.
Located within the Tunkwa Lake Provincial Park, for added security and "peace and quite". The Provincial Park was established in 1996-97, of which I was part of the planning committee.
Facing west with a premium location to enjoy the long summer days, and the beautiful sunsets in the evenings. Enjoy the endless miles of hiking trails around both lakes, and the close proiximity to Logan Lake and Kamloops.
The asking price is basically for the Crown Lease lot value only, as the 480 square foot cabin, in "My Opinion" has very little value attached.
The Land is .69 acre in size with 102.95' lakefrontage. The property has a moderate slope near the middle of the property, and is mostly level along the grassy shoreline.
Easy access year round, via a private driveway through the Tunkwa-Leighton Lake Provincial Park. The property is fenced on two sides that border
the Provincial Park.
The Crown Lease has just been renewed on April 17, 2003 for 15 years. The Crown leases have always been renewed for another term when they come up for renewal.
The 2002 property taxes are $983.13. The 2003 Crown lease fee payment will be $3,150.00. This is based on 3% of the annual assessed land value.
The property was offered for sale by the Crown several years ago. Presently only the leasee or owner of the property can apply to purchase the land if so desired. The last Crown Grant on Tunkwa-Leighton Lakes was in February 2002 for $80,000. That piece of lakefront land was a larger .83 acre lot.
Tunkwa and Leighton Lakes are my two favorite fishing lakes that I have personally enjoyed fishing since 1965.
