famous Leighton Lake near Kamloops. Built on concrete

The age of the cabin is approx. 40 years old.
The living room is 11' -10" x 19' - 5"' with a free standing wood burning
stove which heats the cabin. The stove is on a raised stone hearth with
metal sheet backing for fire protection. Two propane lights.
Wood flooring with vaulted tongue & groove cedar ceiling and large corner
windows allows for a fabulous view of Leighton Lake. Two hide-a-beds and
arm chairs. Side door to porch.
The kitchen is 11' - 7" x 12' with lino flooring, 2 propane lights, wood cook
stove ( Enterprise ), and Consul propane fridge/freezer.
Older kitchen cupboards. The kitchen sink has a drain that is plumbed to
the outside yard.
Dining room is 11'-7" x 11' - 6" and has a table and 6 chairs.
3 propane lights with lino flooring. Built-in storage cupboards.
Bedroom #1 is 7' - 5" x 11' - 7" and carpeted.
Bedroom #2 is 7' - 5" x 11' - 7" and carpeted.

Property
The property is .87 acre in size and is nicely treed and private.
The property has a gradual slope to the lake edge, which is very
safe for children.
The property size is 100' lakefrontage x 97.30' at the rear of the property
by 394.66' on the North side by 371.02' on the South side.
Facing in a westerly direction the property is in a premium location to enjoy
the long summer days and the beautiful sunsets in the evenings.
I have always enjoyed the many miles of endless hiking tails around both
Tunkwa and Leighton Lakes.
Additional Notes
There is a 250 gallon propane tank, which is owned
by the sellers. ( needs new valve )
There is additional parking at the rear entrance to the property for
vehicles and motor home.
There is a sauna/shower house at the back of the property, along

Hydro is located at the south end of Leighton Lake at the BC Parks
work yard. I am not sure of the status to bring is any further into any
of the cabins.
Leighton Lake Stats
Leighton Lake is another beautiful Kamloops lake, of which I have enjoyed fishing
for the famous Kamloops Trout since 1965. Leighton Lake receives the majority of its
water from the falls which cascade down from Tunkwa Lake.
Both Tunkwa & Leighton lake have been my favorite two lakes for fishing, and I frequent
them several times each season. I enjoy "catch & release" of the fat aggressive Rainbows
that occupy each lake. When one lake is a little slow on a fishing day, I simply move my
boat over to the other lake and catch fish on that lake.
Tunkwa Lake has no gear or bait restrictions, however Leighton Lake has a barbless
hook and bait ban on its fishery. Fisherman should always keep up to date and check
their fishing guide each season to make sure they are up to date with any new regulations.
Both Tunkwa and Leighton lakes are now located within the Tunkwa Lake Provincial Park,
of which I was a participant and worked on this project some years ago.
Leighton Lake is about 1/3 the size of Tunkwa Lake and is more protected from the winds
that can whip up across Tunkwa Lake.

who is not only the most knowledgeable Biologist I have ever met, while wetting a line in the Kamloops
Region of BC Brian works with Ministry of Fisheries in Kamloops as a senior Biologist.
Brian is also a very knowledgeable writer and teacher of fly fishing techniques
when it comes to "still water fishing".
Crown Lease
The property is presently located on Crown Lease land. Crown Lease
properties have been sold or ( Crown Granted ) on both Leighton and Tunkwa Lakes
over the past 5 years to cabin owners. Any prospective buyers are advised to
contact Integrated Land Management Bureau in Kamloops, (formerly Land & Water BC)
to discuss the application process regarding lease assignment and any fees associated
with this process. Any applications by new owners to purchase the Crown Land is
another process through the Integrated Land Management Bureau in Kamloops.

process. Don Meeks handles the shore land sales in the region.
The Crown Lease was renewed on March 26, 1999, for a 15 year term
with Crown Lands. The annual Crown Lease fee is based on 3% of the annual
assessed land value. The 2005 assessed land value is $114,000.
The 2005 - 2006 Crown Lease fee will be $3,420.00

Leighton Lake is located 10 minutes from Logan Lake, and the cabin is located
