The subject property Block D, District Lot 1800, KDYD, is located approx. about the middle of Murray Lake.
The property is 1.44 ha in size or 3.558 acres with a narrow access road along the front of the property by the lake edge. The property is twice the size of many of the lots located on Murray Lake, and also double the amount of lakefrontage.
The large double lot has 201' of road frontage x 198' at the rear of the property. The north side of the property is 782' in length, and the south side is 747' in length. Buyers to verify all measurements.
The property is long and narrow with cabins on both neighboring properties. The front of the property averages a 28 - 35% slope. There is a flat bench area located approx. 2/3 of the way up the property with a slope of approx.10%
The property is hooked across the access road and there is a small piece of land on the lake edge which is not large enough to build a cabin. However a picnic area with either a dock, cabana or gazebo would be ideal to enjoy the lake side.
There is no services in the area, and any new owners would have to install either solar, propane or generator for lights and power.

Murray Lake is a long narrow lake of just over 2 km long. Fish Wizard shows depths on Murray Lake from 65' to 70' deep. The elevation of Murray Lake is 3,631' or 1107 meters. Fish Wizard shows the surface area of Murray Lake to be 35.712 hectares or 88.25 acres
Murray Lake is just over 2 km in length.
Fish Wizard shows that the lake has been stocked since 1998 with 5000 Rainbow Trout each year.
The lake is deep and clear and suitable for swimming from a floating dock further out from the shoreline. The shoreline is made up of dark muddy silt which is typical of the area lakes.
There is no motor restrictions placed on Murray Lake. Murray Lake is not mentioned in the 2004 - 2005 fishing guide, therefore a 6 fish limit would apply while fishing on the lake.
The Murray Lake Forest Service road is not maintained in the winter time, and the snow packs are deep, making it ideal for winter snowmobiling in the area through the winter months.
The location of Murray Lake in proximity to the lower mainland and the Fraser Valley, makes this an ideal Recreational Property for people living in these areas.
Estimated driving time from the toll booth would be approx. 1/2 hour. Driving time from Hope would be approx. 1 hour. Driving time from Langley - Abbotsford areas would be approx. 2 to 2 1/2 hours.
