Instructions To Offerors
All offers must be submitted on LWBC Offer to Purchase forms, which are available from the
Listing Broker. Each offer must be accompanied by a $10,000 deposit in the form of a certified
cheque or money order payable to "Land and Water British Columbia Inc.".
(Deposits will be returned to unsuccessful offers).
The public competition will open on Wednesday, June 23rd and run fro three weeks. All offers
and deposits must be sealed in an envelope and presented to R. G. (Bob) Dirks of Premier
Canadian Properties by 4:30PM Wednesday July 7, 2004.
Late offers will not be considered. All offers must be NON SUBJECT offers.
Public opening of offers will occur at 9:00am, Wednesday, July 14, 2004, at the LWBC
office in Kamloops, BC No formal acceptance of offers will take place at the opening.

Paul Lake Information
Amenities
Amenities include hydro, phone and sewer which are all available at lot line.
Water would be either a drilled well or by water easement from Paul Lake.
Paul Lake is located approx. 15 minutes drive from Kamloops on year
round paved roads to the west end of Paul Lake by the Condo's.
From the end of the pavement is the main access road to all the
properties on this side of the lake, which is a good gravel road.
The subject property is located approx. 100 yards down this road.
The access road is along the lake edge, which gives you access to the
lake, and a place for a dock and moorage of your boat. There is NO
grassy beach front out front of any of the properties on this side of the lake.
There is hiking trails on the other side of the lake, along the lake shore.
Paul Lake Provincial Park is accessible by the main road which is
located approx. 4 km back to the main highway.
The access road is only used by local traffic and is generally very quiet.
Harper Mountain Ski Resort is located on a few kilometers from the
lake. This is a family type ski resort and very inexpensive compared to
the Sun Peaks Ski Resort located near Heffley Lake, north of Kamloops
on the Yellowhead Hwy., which is approx. 1 hours drive.
Property
The subject property has a typical steep hillside leading from the road
to the back of the property. From selling properties on Paul Lake over
the years, the steep grade on the properties has allowed for fantastic views
of the lake and surrounding mountains, which otherwise would not be
available if the home was built on grade. The properties also have a
BC Hydro "Right of Way" out the back of the property, which also is
on the subject property.
