The original portion of the home is estimated to be approx. 30 years
old, which has been updated and renovated to a very comfortable
standard of living.
The new additional which was added is the GREAT ROOM, and is
approx. 15 years old, with a fabulous view of Peterhope Lake.
The Great Room in the newer addition of 36' x 12' and faces the lake,
with large picture windows to take advantage of the sun and view of
Peterhope Lake. There is a wood burning brick fireplace, and a side
door entry, as well as another door leading to the sundeck.
The Kitchen is 11'-7" x 13'-2" with newer kitchen cabinets, propane
cooking stove, and propane Danby fridge. Stove/oven and refrigerator

The home is setup with hot and cold running water, during the summer
months, and will need to be drained during the winter months.
The main bathroom is 8'-10" x 6'-5" and has a toilet, sink, tub and shower.
Solar panel on the roof, provides 12 volt lighting from deep cycle batteries.
There is a crawl space under the home if access is required.
The sun deck is 26'-8" wide x 16'- 4" deep and is all treated timber
with concrete support posts.
All water systems have been set up to be able to be drained without going under the home.
Lighting is 12 volt (battery plus 110 volt charger plus solar panel of 90 watts), 110 volt off the propane generator.
Heating is a propane cast iron stove in the family room, a propane space heater in the bathroom, propane H.W.T.
( new when renovated ) and a wood heatilator fireplace in the great room.

The cabin faces west, to take advantage of the beautiful evening sunsets.
The property is .81 acre in size with 103.66' road frontage x 100.86' of
lake frontage x 334.20' on the east side x 348.38' on the west side
of the property.
The property has a chain link fence around the property, with a
swing gate at the road entrance.
The property has a level entrance as the back road with parking and
space for RV's at the top of the property with a turn-a-bout.
There is an out door biffy, and a wood shed near the back.
There is a slight grade leading down to the lake from the home,
which is very easy to walk, IN THIS PARK LIKE SETTING.
The lake edge is mostly flat and level and suitable for swimming.
There is an approved septic system in the front of the home, and the
tank is estimated to be a 300 gallon tank.
There is a 500 gallon propane tank which is owned by the seller.
They have a registered water license of 500 gallons a day, that comes
with the sale.
There is also 3 different locations on the property for quick fit
hosing in case of any fires.

There is a water tower with 300 gallon gravity fed holding tank and on the upper floor
, which is used for irrigation only. Below is an 4500 Watt Onan generator that provides
power to run lights and appliances for the home, as well as
outside power tools.
The Onan generator has only 1,050 hours, and runs at 1,800 rpm. The expected life is in excess of 10,000 hours on propane. Major service recommended at 500 hour intervals. Two major services have been done. Oil changed at 150 hours or yearly. The seller uses synthetic. Engine hoist is provided for easy removal.
Large lakeside storage building, houses another water system
that houses the shallow well, pressure tanks and pumps.
The fire pump is a Honda, purchased in 2005. Oil changed yearly. Synthetic oil is used. 50 imperial gallons per minute at the pump. There is two pressure tanks which are 70 imperial gallons. Normally fed from the well by an electric pump but they can be filled by the gas pump if required. Current pressure setting 30/55 psi. The underside of the boat house is capped with concrete.

Access is via the Coquihalla Hwy. to Merritt and then on

Cell service is good in the Peterhope Lake area.

Fishing closure from December 1, to April 30.
Daily trout limit is 2.
Bait ban, single barbless hook.
Peterhope Lake is a quiet peaceful fishing lake, and is
NOT meant for water skiing.
