The Pimainus Lake chain of 4 lakes, Chataway, Abbott, Antler, Billy,
Dot, Echo, Gordon, Gump, Gypsum, Leroy, Rosco, Tyner, Tupper,
Calling and Big OK Lakes. This is an excellent remote fishing area for
the Kamloops Trout ranging from 1 lb. to 5 lbs.
Zoning is C-4 and Rl-1.
Zoning for the south half of the property is C-4.
Zoning for the north half of the property is RL 1.
The property is not in the ALR.
Crown Lease
The property is 8.27 acres of good useable property and approx. 810'
of lake frontage. ( to be confirmed )
The lease was issued on November 5, 1980 for 30 years.
The 2006 lease fee is based on the 2005 assessed land value and
the fee is $7,798.00 ( to be confirmed )
Any new owners can apply to purchase the land through the Crown,
however in all likelihood it will always remain a Crown Lease Resort.
In July 2007 the owners have successfully renewed the lease for an additional 30 year term.
The new lease rate will be 5% annually on the assessed land value.
The 2006 gross property taxes are $3,455.00
Share Sale
This will be a company share sale of 100% of the companies shares of
Pimainus Fishing Camp Ltd. to any new owner.
The land lease, cabins and all other assets related to the operations are held in the
company names. The purchase of the camp via the company makes it easy to set
up a group purchase as each group member can buy the appropriate number of
shares based on their participation percentage.
With the escalating price of waterfront, more and more buyers are looking for affordable
