Main Lodge

The water supply is pumped from Pimainus Lake to a 500 gallon holding tank located beside the lodge, and gravity fed to the lodge, cabins and wash house. The resort is presently on propane lighting and radio phone service. The main lodge has a large open floor design with large kitchen, dining, and living room. Wood space heater, wood cook stove, propane cook stove and propane fridge. 2 large bedrooms and central storage area. Loft sleeps additional 4 children.

( 6 ) Log Cabins with cold running water, gas cook stoves, wood stoves for heat, and a living room with table and chairs for dining on. The cabins come with utensils, pots, pans and dishes.

The old residence is located beside the main lodge.

This older building is full of odds and ends for repairs and maintenance. Corral for horses is located behind workshop.

Pimainus Lake

Pimainus Lake is approx. 2 km in length and has Rainbow Trout. There is a new dam and fish ladder located at the resort end of the lake. Lakes #1, #2, #3, and #4 all have rainbow trout in them. Pimainus Lake has a lake classification "A" Pimainus Lake is 5,002' foot level and is 54.2 ha in size or 133.9 acres. Maximum depth is 42 feet. The high elevation lakes stay cool in the summer which make the fish better tasting and excellent fighters.

Access from Merritt is by gravel road, and is also accessible by car. From the bottom of the mountain just past the mine, the first 7 km are paved and the remaining 43 are gravel.

Area lakes to fish include

The Pimainus Lake chain of 4 lakes, Chataway, Abbott, Antler, Billy, Dot, Echo, Gordon, Gump, Gypsum, Leroy, Rosco, Tyner, Tupper, Calling and Big OK Lakes. This is an excellent remote fishing area for the Kamloops Trout ranging from 1 lb. to 5 lbs.

Zoning is C-4 and Rl-1. Zoning for the south half of the property is C-4. Zoning for the north half of the property is RL 1. The property is not in the ALR.

Crown Lease

The property is 8.27 acres of good useable property and approx. 810' of lake frontage. ( to be confirmed )

The lease was issued on November 5, 1980 for 30 years. The 2006 lease fee is based on the 2005 assessed land value and the fee is $7,798.00 ( to be confirmed ) Any new owners can apply to purchase the land through the Crown, however in all likelihood it will always remain a Crown Lease Resort. In July 2007 the owners have successfully renewed the lease for an additional 30 year term. The new lease rate will be 5% annually on the assessed land value.

The 2006 gross property taxes are $3,455.00

Share Sale

This will be a company share sale of 100% of the companies shares of Pimainus Fishing Camp Ltd. to any new owner. The land lease, cabins and all other assets related to the operations are held in the company names. The purchase of the camp via the company makes it easy to set up a group purchase as each group member can buy the appropriate number of shares based on their participation percentage.

With the escalating price of waterfront, more and more buyers are looking for affordable waterfront property to purchase. However they find themselves being priced out of the market place, with waterfront lots selling in excess of $300K to $400K on many area lakes.
