The newer thermo windows in the dining area take full

The living room is 12' - 5" x 10' and has a free standing wood stove,
which heats the cabin.
The kitchen is 12'-6" x 10'-6" with a wood cooking stove/ combination
water closet for heating water with a gravity fed water system.
Propane Servel fridge is located on the screened porch.

Bedroom #2 is 10' x 7'-8"
Cabin comes complete with furniture, beds, kitchen table and chairs,
generator, 4 - 100 # propane bottles.
Generator shed and storage shed.
Lighting is by generator with backup 12 volt battery system and propane lighting.
The property has a security locking chain at the main road
leading down the road to the property. The property has a moderate
slope leading from the cabin down to the lake. There is room for
approx. 6 vehicles at the road with additional parking to expand if required.
The property is .57 acre in size with 118' of lakefrontage facing south, by
154' at the rear by 144' on the east by 262' on the west side.
There is also a walkway located bewteen lake shore edge and the subject property,
that can be used by the public if desired.
The property faces southwest with excellent sunny exposure throughout
the day. There is a slight grade leading from the home to the lake front.
From the edge of the newer docks is appears the depth of the lake is approx. 10' deep.
The owners share on a "good neighbor" basis their dock with two other neighbors.
The water system consists of a shared gravity fed system from an underground
spring, approx. 100 yards up the road. There is lots of clean drinking water for the
6 cabin owners that built the system over the years.
The owners have a water license with the Ministry of Environment which is registered
on the Rogers Creek at Pinaus Lake. The fee is $100 for every three years.
It allows the cabin owner a license of 500 gallons per day for domestic use.
There is an older propane generator that powers the home with an auxiliary 12 volt
battery system that the generator charges while running. There is also a remote
switch in the cabin to start the generator.
There is a private picnic area for fires out front overlooking the lake, and an out
door biffy with special venting with whirly bird on the roof, cold running water
with sink, skylight and lights for your convenience. Outside shower, can be
easily plumbed with hot water as well.

The lot is very private with lots of trees surrounding the cabin.
Pinaus Lake is a long, clean, clear, deep lake, which is approx.
3 miles in length, and large enough to land float planes on and water ski.
Pinaus Lake offers great Rainbow fishing.
The lake has an elevation of 982 meters, or 3221 feet, with 417 surface
acres in size. Maximum depth of 53.6 meters, or 176' feet, mean depth
13.1 meters or 42.98' feet. Fisheries had two stockings in 2003 of
approx. 30,000 fingerlings. There is no restrictions on the lake regarding
Property taxes for 2007 are $824.34
Things To Do
There is many other lakes in the immediate area to fish
including Pinaus, Little Pinaus, Lady King, Square, Jimmy, Nugget, Woods, Drum,
Sawmill, and many hundreds of back roads and trails to explore, 4 x 4, hiking,
mountain biking or ATV.
The old Ranger Station Forestry lookout on top of Tutakumun Mountain is located
just off the Pinaus Lake road, and is well worth the afternoon hike.
The mountain range views in all directions are spectacular and the Falkland Valley
farm land below offer breath taking views.
