Crown Lease
Main Cabin
The current owners have owned the property for 30 years, and have made a huge amount of improvements to the property that I don't normally see at a typical recreational cabin. They also lived at the cabin for 8 years which gave them the extra time to make all the additional extras and improvements.
I found the home to be in very good condition and nicely maintained, and beautifully decorated.
The original portion of the home (living room & kitchen) is approx. 40 years old. The kitchen 13'-4" x 19'-6" and has a nice lino flooring with lots of cupboards and hot and cold running water, propane stove along with wood burning cook stove. The living room is 15'-3" x 13'-9" with sliding glass door to sun deck.

Guest Cabin

Property
The property is .751 acre in size with 126.31' of lake frontage, with southern exposure. The rear of the property is 183.72' and the west side is 229.87' by 209.19' on the east side.
The property is completely fenced. At the base of the driveway the seller has installed an underground concrete drain system to drain away any excess rain water or run off from snow melt into the lake.
500 gallon propane tank is leased form Superior Propane at $126.00/year.
There is NO hydro services in the area, and a portable generator is required. Cell phone service works in various areas around the lake and up top the hill behind the resort. There is a access road down to the lake for launching boats if desired. Floating dock at lakeside.

Privacy
I don't get very many cabin like this one, that has a huge buffer from the many road, where the security is located. The neighbor shared the back road that splits off to his property. The property is mostly located down in an impression in the land and is very private with many trees, and very isolated and private from the neighbors.
Pinaus Lake
Pinaus Lake is a long, clean, clear, deep lake, which is approx. 3 miles in length, and large enough to land float planes on and water ski. Pinaus Lake offers great Rainbow fishing. The lake has an elevation of 982 meters, or 3221 feet, with 417 surface acres in size. Maximum depth of 53.6 meters, or 176' feet, mean depth 13.1 meters or 42.98' feet. Fisheries had two stockings in 2003 of approx. 30,000 fingerlings. There is no restrictions on the lake regarding motors.
Crown Lease
The lease was renewed on June 3, 2002 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2007 lease fee is $4,710.00 which is based on the current assessed land value of $157,000
Several Crown lease lots have been sold or Crown Granted on Pinaus Lake over the last few years to cabin owners. Should any prospective buyers wish to apply to purchase the land they will have to call The Integrated Land Management Bureau in Kamloops to discuss the process further.
The 2007 property taxes were $1,091.81
Things To Do
There is many other lakes in the immediate area to fish including Pinaus, Little Pinaus, Lady King, Square, Jimmy, Nugget, Woods, Drum, Sawmill, and many hundreds of back roads and trails to explore, 4 x 4, hiking, mountain biking or ATV. The old Ranger Station Forestry lookout on top of Tutakumun Mountain is located just off the Pinaus Lake road, and is well worth the afternoon hike. The mountain range views in all directions are spectacular and the Falkland Valley farm land below offer breath taking views.
