Crown Lease

Main Cabin

The current owners have owned the property for 7 years, and they have made many improvements to the property. I don't normally see this quality at a typical recreational cabin. These include a whole new foundation for front of the cabin, and for the new 12' x 40' Cedar Sun deck which spans the full length of the cabin with one of a kind view of Pinaus lake.

The former owners lived year round at the lake for 8 years. I found the home to be in very good condition and nicely maintained, and decorated. The original portion of the home (living room & kitchen) is approx. 40 years old. The kitchen 13'-4" x 19'-6" and has a nice lino flooring with lots of cupboards and hot and cold running water, propane stove along with wood burning cook stove. The living room is 15'-3" x 13'-9" with sliding glass door to sun deck, also serves as a bedroom.
The new addition ( bedroom, foyer, porch and bathroom) is approx. 12 years of age.) The bathroom is 12' x 5'-5" and has a soaker tub with shower, sink and toilet. The master bedroom is carpeted and is 15' x 12'-3" The back mud room is 10' x 5' and has a propane fridge. The foyer is 10' x 10'-7" has a wood burning stove with a brick hearth and wall and is plumbed in a brick chimney. The porch off the kitchen is 13' x 5'-7" which is no part of the livable square footage. The total square footage of the main cabin is 952 sq. ft.
There is lovely maintained rock planters and gardens around the property and cabin.
The water system is buried underground and comes from a 13' shallow well which is spring fed. The system feeds both cabins and outside hose bibs as well. The well is located off the property and is registered with the BC Government Water Management Branch. The current owner has total rights to the water system at a cost of $106.80 for a 3 year period.
The septic system is a 600 gallon tank with a dry well which is located out front of the cabin.
Detached wood shed is located to the side of the cabin. There is a concrete root cellar with a double door system, which is located to the side of the yard in the hillside.

Guest Cabin

The detached guest cabin is 24' x 16' with two bedrooms. Hot and cold running water for kitchen and 3 piece bathroom. The kitchen has a propane range and wood stove. The cabin is approx. 15 to 18 years old. One bedroom has a double bed, and the other has bunk beds. The cabin is nicely finished inside with laminate flooring and wood trim and paneling. Rolled roofing with Styrofoam insulation. Wired for 110' wiring and 12 volt.

Workshop

30' x 40' double bay workshop with concrete floors. The age is estimated to be 15 years to 20 years old. Wood burning stove. Metal aluminum roof. Floor drain for snowmobiles. Running cold water.

Property

The property is .751 acre in size with 126.31' of lake frontage, with southern exposure. The rear of the property is 183.72' and the west side is 229.87' by 209.19' on the east side. The property is completely fenced and has two security gates before you enter the property. At the base of the driveway entering the property is an underground concrete drain system to drain away any excess rain water or run off from snow melt down towards the lake. The whole property is nicely treed and very private.
500 gallon propane tank is leased form Superior Propane at $126.00/year.
There is NO hydro services in the area, and a portable generator is required. Cell phone service works in various areas around the lake and up top the hill behind the resort. A boaster for better cell services should be installed. There is a access road down to the lake for launching boats if desired. Older floating dock at lakeside is in need of replacement. Nice flat beach area to enjoy with a mix of sand and rock.

Privacy

I don't get very many cabin like this one, that has a huge buffer from the main road, where the security is located. The neighbor shared the back road that splits off to his property. The property is mostly located down in an impression in the land and is very private with many trees, and very isolated and private from the neighbors.

Pinaus Lake

Pinaus Lake is a long, clean, clear, deep lake, which is approx. 3 miles in length, and large enough to land float planes on and water ski. Pinaus Lake offers great Rainbow fishing. The lake has an elevation of 982 meters, or 3221 feet, with 417 surface acres in size. Maximum depth of 53.6 meters, or 176' feet, mean depth 13.1 meters or 42.98' feet. Fisheries had two stockings in 2003 of approx. 30,000 fingerlings. There is no restrictions on the lake regarding motors.

Crown Lease

The lease was renewed on June 3, 2002 for an additional 15 year term with Crown Lands. The annual Crown Lease fee is based on 3% of the annual assessed land value. The 2013 lease fee is $5,310.00 which is based on the current assessed land value of $177,000 I spoke to Keith Weir at the Ministry of Forests on October 22, 2013 and he informed me that the lease can be renewed any time for another 15 year term. I understand this process can take approx. 6 to 9 months for the new lease to be completed.
THE OWNERS HAVE STARTED THE PROCESS ON APRIL 2, 2014 TO RENEW THE CROWN LEASE FOR A NEW 15 YEAR TERM.
The 2013 property taxes were $1,422.89

Things To Do

There is many other lakes in the immediate area to fish including Pinaus, Little Pinaus, Lady King, Square, Jimmy, Nugget, Woods, Drum, Sawmill, and many hundreds of back roads and trails to explore, 4 x 4, hiking, mountain biking or ATV. The old Ranger Station Forestry lookout on top of Tutakumun Mountain is located just off the Pinaus Lake road, and is well worth the afternoon hike. The mountain range views in all directions are spectacular and the Falkland Valley farm land below offer breath taking views.
