The older derelict cabin was built in the 1960's and is very poor condition.
In my opinion the cabin would have to be taken down to make place for a
new cabin to be built in its place. I haven't been able to gain access to the
cabin to form any other opinion at this point in time.
Property
The property is .435 acre in size.
There is approx. 86.9412' of water frontage x 123.03' across the rear of the property
by 195.20' on the south side x 203.40' on the north side. ( to be confirmed )
There is a road easement at the rear of the property, which gives access to two
neighboring cabins.
Access is off the main Pinaus Lake Forest service road, down a small side road
which branches off to Block E, and forks to Block D, and C.
The property is unique that it is mostly sitting on a bench, with a slight taper leading
down to the lake edge. The property is mostly over grown with brush and needs
some cleaning. The lake edge is very attractive, and would be easily landscaped
and a dock placed out front. The property is located in a little sheltered bay and is
very private. There is several very attractive sites near the lake that would make
for a lovely beach or picnic area.
The property faces in a southwesterly direction with excellent sunny exposure
throughout the day.

There is no hydro at Pinaus Lake.
Cell service works in certain areas on the lake.
The Pinaus Lake forest service road continues past Pinaus Lake and
comes out near Fintry on the back side of Okanagan Lake.

Pinaus Lake
Pinaus Lake is a long, clean, clear, deep lake, which is
approx. 3 miles in length, and large enough to land float planes.
Pinaus Lake offers great Rainbow fishing, along with some swimming
and water skiing. There is no motor restrictions on Pinaus Lake.
There is no special bait or gear restrictions on Pinaus lake.
Ice fishing is also allowed on Pinaus Lake.
Pinaus Lake has an elevation of 982 meters, or 3,221 feet,
with 417 surface acres in size. Maximum depth of 53.6 meters, or
176' feet deep. Mean depth of 13.1 meters or 42.98' feet.
Fisheries had two stockings in 2003 of approx. 30,000 fingerlings.
Things to Do
There is many other lakes in the immediate area to fish including Pinaus, Little Pinaus,
Lady King, Square, Jimmy, Nugget, Woods, Drum, Sawmill , and many hundreds of back
roads and trails to explore with either a 4 x 4, hiking, mountain biking or ATV. The old
Ranger Station Forestry lookout on top of Tutakumun Mountain is located just off the
Pinaus Lake road, and is well worth the afternoon hike. The mountain range views in
all directions are spectacular and the Falkland Valley farm land below offer breath taking views.
Pinaus Lake is very popular for winter activities such as snow mobiling, ice fishing and cross
country skiing, etc.

Pinaus Lake is located between Monte Lake and Falkland on a Forest Service road.
The property is located at approx. Km 18 on the Pinaus Lake road, about one Km from
the provincial forest service site. Any prospective buyers will need to email me for
more detailed directions to find the property.

Additional Notes:
I inspected the property on August 2, 2006 and located all but one of the property pins,
which is the corner pin as you enter from the side access road) I will look for this surveyor
corner pin on my next trip to Pinaus Lake.
The property hasn't been used for many years and is over grown with brush.
From the front of the cabin the property has a dip and then raise to where an old bar-ba-q pit
is located near the lake. From this point there is several good accesses to the lake.
The property has a southerly exposure, and is located in a quiet bay which
provides lots of privacy.
The lake shore has a mix of rock and some sand and gravel.
The bottom of the lake appears to be muddy but it was difficult to tell.
There was only a couple of weeds showing off to one side in the lake.
From the lake back to the cabin is a ridge on one side of the property which leads to the out house.
The property is serviced with water from a spring that the neighbors share.
Behind the cabin is an access road, and an easement that provides access to the
neighbors cabin as well.
The property goes well beyond the bank in behind the cabin which I have clearly marked with
orange ribbons. There appears to be an old road in behind the cabin that is now over grown with brush.
This provides access to this site up top. This was probably used primarily for a parking lot.
There is considerable room up top for parking, storage etc.)
The cabin itself was most likely built in the 1960's and is in a run down condition.
I have not been able to gain access to the cabin as yet. The cabin is in a run down condition
and I haven't placed any value on the structure. It appears to need a new roof, sun deck etc.
Ideally it should be removed and a new structure built in it's place.
Once this property is cleaned up and cleared of all the over growth, it will make a SPECTACULAR
lakefront lot
