Located on a knoll overlooking the meadows with a view of Sullivan Lake

This area in the tree line was the intended location to built a year round home.
The existing cabin was only intended to be used as shelter, while a newer larger
home was being built.

There is approx. 200' of lakefrontage. the property is long and pie shaped
and is approx. 2,500' to 2,800' feet in length. ( Refer to site plan )
The acreage is split by the Finlay road with 17.38 acres on the west side of the road,
or lake side, and 3.54 acres on the east side of Finlay road.
The acreage is nicely treed, with second growth timber and has it's own
private driveway off of Finlay road to the cabin.
There is of course lots of room for Rv's and guest parking.
With the cabin located near the edge of the tree line, the property opens up into large open meadows on the surrounding properties as well. There is a gradual slope leading to the edge
of the high water mark. This area would be ideal for grazing horses.
At the edge of the high water mark was an old wooden walkway that has been
torn down, and an going trail system has been worked on over the past year.
Some additional improvements to the trail needs to be finished leading down to the
lake. The distance through the high water mark to the edge of Sullivan Lake is
approx. 900' along the open trail.
Sullivan Lake is serviced with hydro, phone, year round maintained roads and
school bus pickup.

The well was drilled in July 1996, by M. Schibli Drilling out of Lumby, BC
The well is 380' deep with a 6" diameter casing.
The static water level is 70 feet.
The well log at that time produced 4 US gallons per minute of clean, clear water.
There is presently no sub-mersible pump in the well.
Sullivan Lake Stats
Sullivan Lake is located approx. 45 minutes north of Kamloops up the Yellowhead Hwy.
You can access the lake and area via Heffley-Louis Creek Road or Todd Mountain road
which takes you to the World Famous Sun Peaks Ski Resort.
You can also use the alternate route via Vinsulla off the Yellow Head Hwy, which is located
approx 5 km further past the Heffley Creek store.
Sullivan Lake is better known as "Knouff Lake". There is two lakes that are joined by a
creek, which is one of the spawning channels for the rainbow trout. The two lakes are
also known at Big Knouff and Little Knouff. Sullivan Lake has 254 surface acres of water,
and the mean depth is 32 feet, with a maximum depth of 79 feet.
Strictly rainbow fishing in Sullivan Lake, which is now classed at a Trophy Lake with
a two fish limit, and single hook. Ice over December to April. The elevation is 3,768 feet.
Sullivan-Knouff Lake provides a good fishery for Rainbow Trout up to 3 pounds, and
larger Rainbow have been reported caught over the years. Fly fishermen should key in on the Chironomid, May fly, Damsel fly and Caddis fly hatches that occur from May to early July.
Fishing the shoal areas and around the islands will bring you the most success.
Sullivan Lake is surrounded by mountains and rolling hills of pine and aspen. Located near
the north east end of Sullivan Lake, near the subject property is 5 small islands covered with pine.
The shoreline around the islands has clear water with a gravel bottoms, providing an ideal area for fishing and swimming.
Nearby lakes are Little Knouff Lake which has a surface area of 99 acres and is located just a couple of minutes to the north of Sullivan Lake. It is a shallow lake with a marl bottom that produces large rainbows in certain areas of the lakes. Big and Little Badger Lakes are located a short drive down the north side of Sullivan Lake, and they offer very good fishing. Martin Meadows, Spoony Lakes and Community are a few more excellent fishing lakes located in the Sullivan Lake area.
Suns Peaks Ski Resort is located only a short drive down the mountain Todd Mountain road
of approx. 15 minutes and another 15 minutes past Heffley Lake to Sun Peaks.
This makes for an excellent investment area.
