The Living Room is 25' x 11' - 10" in size, is nicely carpeted with a free standing steel wood burner "The Mini" manufactured by Black Pines Mfg. in Kamloops. It is sitting on brick hearth with metal heat deflector on the wall.

The Kitchen is 11' - 7" x 11' - 9" with a double stainless sink. There is lots of cupboard space, and kitchen table with 6 chairs. Coldspot fridge, General Electric stove, Schaefer ice box, and Kenmore Micro Wave.

Master Bedroom is 11' - 5" x 10' - 10" in size. Bedroom #2 is 11' - 10" x 9' - 5" where the main power breaker is located. Bedroom #3 is 11' - 6" x 6' - 3"

Laundry area is 5' - 2" x 2' - 10" in size with washer and dryer.

The bathroom is 6' - 6" x 6' - 3" in size with a sink, shower, and Excel Sun Mar "Higher Capacity", composting toilet.

There is a front side covered porch that measures 12' x 8' deep.

The age of the cabin has yet to be determined but it is estimated to be approx. 30 years of age.

Outside Yard

The property is .76 Deeded acre in size with 81.75' of lakefrontage x 395' in depth leading to Doyle Road.

There is lots of room from the cabin to Doyle road for additional parking and room for RV's. There is plenty of room from the front of the cabin to the lake edge, should you wish to enhance the property with your own personal touches.

No approved septic field in place.

The old dock located at the lake side will need to be replaced.

During the long hot summers that British Columbia has been experiencing especially over the last couple of years has taken a large toll on area lakes. I found Sullivan Lake is lower this year by approx. one foot of water, which has created a much lower than normal lakefront level on the area properties. There is a public beach which is better suited for swimming at the end of Doyle road, approx. 1 minute walk.

Wells

There is a drilled well located near the lake edge in a small shed. There presently is no permenant plumbing hooking up the well to the cabin.

The other drilled well is located behind the cabin near Doyle Road. We are waiting to confirm the age and well stats on this well.

Sullivan Lake

Sullivan lake is located approx. 45 minutes north of Kamloops off the Yellow Head Hwy. You can access Sullivan lake via either the Heffley-Louis Creek Road, (Todd Mtn. road) which takes you to Sun Peaks Ski Resort, or the other route is via the Vinsula route off the Yellow Head Hwy., a little further north up the Yellowhead Hwy.

Sullivan Lake is better known as "Knouff Lake" has 254.4 surface acres. Mean depth is 32 feet. Maximum depth is 79 feet. Strictly rainbow fishing in the lake. Ice over from December to April. Elevation of Sullivan-Knouff Lake is 3,768 feet.

Sullivan Lake provides a good fishery for Rainbows up to the 3 lb. class. Sullivan Lake is now classed as a "Trophy Lake" and has a two fish limit, and single hook restriction. Fly Fishermen such as myself fish the shoals in the area, using Chironomid, Mayfly, Damselfly, and Caddisfly hatches that occur from May to early July.

Sullivan Lake is surrounded by rolling hills of pine and aspen. Located on the lake are 5 smaller islands covered with pine trees.

Nearby lakes, Little Knouff Lake which has a surface area of 99 acres and is located just minutes to the north of Sullivan Lake. It is a shallow lake with a marl bottom that produces large rainbows in certain areas of the lake. Other area lakes include Big Badger and Little Badger Martin Meadows, Spoony lakes and Community lake. All area lakes offer excellent fishing for Rainbow Trout.
