"Property Types"
There is basically (3) types of properties available for sale.
Deeded is the most sought after property, and of course the most expensive. Ideally
everyone is looking for deeded bu many can only afford leasehold. Lot values are determined by the market and prices can vary depending on location, amenities, lake quality, fisheries, roads, etc.
I have sold many leasehold properties over the years and the year 2000 continues to be busy. Many buyers I find have been misinformed on how Crown Land lease fees are determined. I encourage prospective buyers to take the time to check with Crown Lands, to be better informed before making a decision. Many clients have heard rumors of the Crown foreclosing and refusing to renew leases. This is TOTALLY FALSE, and can easily be checked by calling Crown Lands in Kamloops.
There are two kinds of waterfront leases and fee structures with the Crown. First there is 30 years residential lease which the rent is assessed at 5% of the annual assessed land value. The other is a seasonal recreational lease which is 3% of the annual assessed land value. Leases are always renewed with the Crown, and to my knowledge from talking to Crown Lands, they have never refused to renew a lease.
The major advantage of leashold is obviously the attractive price. Some leasehold properties have been selling approximately 1/3 the value of freehold.
The leases are not only a solid investment but helps give buyers who can't afford Deeded,a piece of waterfront before values shoot up again, which they will surely do again in the coming years. If you have the resources, you can mak eapplication to the Crown to purchase the land. An application fee of $107.00 is required. Crown lands will order up an appraisal, site survey, and a review of the property. This process will take time to process and pending no unforseen delays, an offer should be sent out to the leasee.
There is some Crown leases that are simply not for sale. These properties may be boat access only, or located on a lake that doesn't have a recognized public access, or the only cabin on the lake, or some other reason. Crown Lands will be able to confirm this with you, if they will accept an application to purchase the land.
