"Property Types"
There is basically (3) types of properties available for sale.
  • Deeded or more commonly known as Freehold.
  • Leasehold or Crown Land
  • Native Lease Land
Deeded is the most sought after property, and the most expensive. Ideally everyone is looking for deeded but many can only afford leasehold. Lot values are determined by the market and prices can vary depending on location, amenities, lake quality, fisheries, roads, etc.
I have sold many leasehold properties over the years.. Many buyers I find have been misinformed on how Crown Land lease fees are determined. I encourage prospective buyers to take the time to check with the Ministry of Forests and Lands or Front Counter BC in Kamloops, to be better informed before making a decision. Many clients have heard rumours of the Crown foreclosing and refusing to renew leases. This is TOTALLY FALSE, and can easily be checked by calling Crown Lands in Kamloops.
The seasonal recreational cottages on Crown Lands is currently assessed at 3% of the annual assessed land value. As the land values rose dramatically during the 1990ís and later years so did the annual Crown lease fee. Leases have always been renewed with the Ministry of Forests and Lands, and to my knowledge from talking to Crown Lands, they have never refused to renew a lease.
The major advantage of leasehold is obviously the attractive prices which are well below the Freehold properties. Native Land has become more and more desirable with more development taking place on First Nations land. With the raising prices of Freehold and Crown Lease Land raising every year, the demand is rapidly growing for Native Lease Land.
