Walloper Lake Cabin
$65,000
The owners have spent considerable time and money fixing up the cabin over the past 10 years, to make an enjoyable comfortable getaway cottage. The cabin is approximately 384 square feet and faces Walloper Lake. A mix of newer updated hardwood and lino flooring throughout. Cedar wood finishing on the inside.
The living room opens thru sliding doors to the sun deck. The windows are of thermo design. The kitchen has an eating area with table and chairs, updated kitchen cabinets, propane stove and double stainless steel sink. The cabin comes complete with furniture, including couches, chairs, and stove, along with drapes, and dishes.
There is a ladder to the sleeping area in the loft.
The outside has been well maintained and freshly painted. There is a large seating area and outside barbeque area. There is a large matching storage shed, located beside the cabin.
The owner currently hauls in their own drinking water. There is an outhouse out back.
Access is via the old Lac Le Jeune highway, onto a secondary grade road, which is maintained on a year round basis. Excellent for winter enjoyment. The cabin is accessible with two wheel drive car to the cabin. Walloper Lake is 2 Km from the Coquihalla Hwy, and the cabin is located on the quiet south side of the lake.
Hydro is available at the end of the road. Very good cellular service in the area.
The property is 0.98 acres of Crown Lease land with 101 feet of lake frontage x 368 feet on the west side. Very private with lots of trees surrounding the cabin and secluded area.
The annual Crown Lease payment for 2001/02 will be $2,751. The Crown offered to sell the land to the current owners, but was declined. Any new owners can remain with the Crown Lease or apply to purchase the land from the Crown.
The Crown Lease was renewed on September 21, 1992 for a 15 year term. The term can be renewed at any time with a new owner for an additional 15 year term, if they so choose.
Property taxes for 2001 were $839.40
