The Proper Training

Canada has its own rules as to who can legally sell real estate in Canada. They have to be licenced to do this. To obtain their licencing, there are many things that they have to learn. For example, they need to know what the tax rules that is applicable when selling and purchasing a house. Once they complete all of the required courses, they can apply for their licence.

Joining A Brokerage

The newly licenced realtor will then need to join a brokerage company. They can choose which one they want to represent. The brokerage has to be willing to take them on. Once this is done, the real estate agent can then sell and buy houses on behalf of clients under the name of the brokerage.

Getting Paid

The real estate agent is paid by commission. This is what is charged to the client they are working for. This commission gets paid to the brokerage company. Who then, in turn, gives the agreed-upon commission to the sales agent for that deal. It is important that real estate agents shop around for which broker they want to work for since the commission structure can differ, depending on the brokerage firm.

Choosing Properties To Sell

A real estate agent can be a general realtor that will sell any type of property such as residential, waterfront, or rural. Commercial realtors will usually just stay within this category. The general realtor has lots of opportunities to find houses to buy and sell in those three categories.

Residential Properties

Every province in Canada has a least one, if not several large cities. This provides a great resource for the real estate agent that wants to buy and sell residential properties. Usually, they will stay within the area that their broker covers. However, if they choose to, they can branch outside of this area as they are licenced by their province to sell real estate.

Waterfront Properties

There is not quite as large a market for waterfront properties because there are only so many houses available throughout Canada that has waterfront access. However, this can differ greatly among the different provinces. Waterfront properties are usually considered to be vacation homes. These are often of interest by buyers from other countries that want a vacation home in Canada.

Rural Properties

These can include rural residential properties as well as farming and agriculture properties. Again not as a big a market compared to city properties but they are usually bigger deals because of the increase in the size of the properties. These will usually sell for more in some cases when compared to residential properties.
