Cabin Stats
The old cabin is approx. 400 square feet in size, and in my opinion is of little or NO VALUE, and the property is being sold "as is where is".

Lot 5 is all flat and useable land from the gravel access road to where the old cabin presently sits. The grade leading down to the lake is steep and made up of mostly sand in this area on the surrounding properties. The grade to the lake from here has a steep grade of approx. 30%, and requires stairs of some kind of improved path way down to the lake. The lake bottom is mostly made up of sand and rock.
The property has a driveway leading into the cabin, which is located in an open setting which provides lot of parking and room for the RV. the property is nicely treed with excellent southern exposure and lots of sun shine.
There is an old fire pit and bench that offers a great view of the east end of Young Lake.
The property is a .56 acre lot with 95.64' of road frontage x 87.5' of lake frontage x 233.83' on the west side x 236.87' on the east end.
There is no hydro or phone in the area.
"Dave Dyck of Interior Road Maintenance" out of Clinton has informed me that the road
into Young lake is plowed and maintained in the winter months".
The property is serviced by a public gravel road.
There is no community water or sewer services available. The purchaser would be responsible for developing a well or for making an application to draw water from Young Lake and for installing a pit privy (outhouse ) or septic system to Health regulations.

Young lake is a large fresh water lake located outside of Clinton. Young Lake is a deep clear fresh water lake, which is suitable for swimming, skiing and great fishing, with depths up to 60 meters. There is no motors restrictions on Young Lake.
Young Lake has an elevation of 938 meters. Young Lake is 339.98 hectares in size. Young Lake perimeter is 24,350 meters Young Lake maximum depth is 66 meters. Young Lake mean depth is 28.7 meters.
Known fish species are
Kokanee, Lake Chub, Rainbow Trout, Steelhead, Largescale Sucker, Mountain Whitefish, Northern Pikeminnow, Peamouth Chub
Things To Do
There is many other activities to do in the area, including x-country ATVing, biking, mountain biking, wind surfing, fishing, bird watching, hiking, canoeing, hiking, X-country skiing and snow mobiling in the winter months.
For the avid fisherman there are many dozens of lakes in every direction of Young Lake.
